Recently one of my clients had a buyer who wanted to "just have a structural engineer and an HVAC specialist examine his property because that was all he cared about". I asked "how old is the roof?" He didn't know. I asked "how much electricity does the buyer need for what he will be doing in the building?" He didn't know. I asked him a couple of other questions and he was not sure about those answers, either. He called me back shortly and booked our standard general visual inspection.
There is nothing wrong with getting specialists to come out and examine the site and I am sure you will get a lot of data from them. But questions always remain: How about the condition of the other systems? How do they relate to each other? What is the relative importance of the information you are being presented? Does the person who is doing the inspection have a vested interest in getting additional work out of the inspection and if so how will this color the inspection he does? |
